The Bonding Warehouse, located in York's city centre, has a strong local identity. It's picturesque setting at the intersection of the River Ouse and Skeldergate Bridge ensures easy access and high visibility for local residents and businesses. Just across the river lies the Grand Opera House and the iconic Clifford's Tower, an historic Norman castle. The Museum Gardens, home to the ruins of St. Mary's Abbey, provide a tranquil green space close by. The combination of these nearby local landmarks, along with its riverside location, creates a vibrant and culturally dynamic environment for a new Patch.
The space, which extends over two floors, has been carefully crafted to create an environment that supports a fantastic workday experience, from focused tasks to team collaboration.
The design combines the building's original features-such as wooden floors, vaulted brick ceilings, and large arched windows that fill the space with natural light -with modern amenities, including super-fast Wi-Fi, bespoke contemporary furniture, ergonomic chairs, electric standing desks, second screens, focus booths for private work, complimentary bean-to-cup coffee and plenty of plants.
Designed to foster connections and collaboration, Patch will celebrate York's rich culture of innovation, empowering individuals and startups to build and share their ideas.

York is a cathedral city with Roman origins at the confluence of the rivers Ouse and Foss in North Yorkshire, a historical centre, and a place with diverse and fascinating culture. A naturally beautiful county, Yorkshire is also referred to as “God’s own County”. From the Celts to the Romans and beyond, The Peak District National Park, the Yorkshire Dales National Park and Howardian Hills are just some of the places that define the beauty of the county. There are also many fascinating areas to explore within Yorkshire such as major cities like Leeds, Bradford and Halifax as well as smaller towns and communities.
York is a major centre for financial and business services as well as manufacturing companies. Asda, Comet, Yorkshire Bank, Little Chef, Halifax Bank and Jaeger Ilkley are just some of the companies that have offices in the area.
